1. Acceptance of terms
By accessing or using the Instant Home Tour platform at instanthometour.com, you agree to be bound by these Terms of Service. The platform is operated by Sloan Properties, Inc., a Florida-licensed real estate brokerage. If you do not agree to these Terms, do not use the platform.
2. Description of service
Instant Home Tour provides a technology platform that enables pre-verified buyers to schedule and access vacant for-sale residential properties for self-guided tours without a real estate agent present. Access is granted through time-limited smart lock codes delivered via SMS after identity verification. We are a technology and brokerage services provider — we do not own, list, or guarantee the condition of any property on the platform.
3. Eligibility
You must be at least 18 years of age to use the platform. By using the platform, you represent that you meet this requirement and that you will provide accurate and complete information during registration.
4. Identity verification
Access to self-showing properties requires successful completion of our identity verification process, which involves submitting a government-issued photo ID and a selfie. Verification is conducted once at registration. We reserve the right to deny or revoke access to any user who fails verification or provides false information.
5. Property access and conduct
Access codes are time-limited and valid only during your scheduled tour window. You may not share access codes with others, extend your tour beyond the scheduled end time, bring undisclosed guests, or access areas of a property that are not open for tour. You agree to treat each property with care and to report any pre-existing damage promptly. Unauthorized access, vandalism, theft, or illegal activity will result in immediate account termination and may be reported to law enforcement.
6. SMS communications
By using the platform, you acknowledge that certain features require SMS communication, including delivery of property access codes. By providing your phone number and consenting at registration, you agree to receive automated text messages from Instant Home Tour including property access codes, tour confirmations, security alerts, and service notifications. 7. Listing agents
Real estate agents who use the platform to enable self-showing on their listings agree to maintain accurate listing information, ensure that properties are vacant and safe for unaccompanied access, install and maintain compatible smart lock hardware, and comply with all applicable real estate licensing requirements. Agents must notify us promptly if a property becomes unsafe or unavailable for self-showing tours.
8. Fees and billing
Agent use of the platform is subject to subscription fees described at the time of enrollment. Fees are billed monthly per active listing. We reserve the right to modify fees with 30 days' advance notice. All fees are non-refundable except as required by applicable law.
9. Disclaimers
The platform is provided as-is without warranties of any kind. We do not warrant that property information is accurate or current. Smart lock systems depend on third-party hardware and connectivity; we are not responsible for access failures due to hardware malfunction or network unavailability. Your use of the platform and access to properties is at your own risk.
10. Limitation of liability
To the fullest extent permitted by law, Instant Home Tour and Sloan Properties, Inc. shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform or access to any property. Our total liability for any claim shall not exceed the fees you paid to us in the three months preceding the claim.
11. Indemnification
You agree to indemnify and hold harmless Instant Home Tour, Sloan Properties, Inc., and their officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the platform, your access to any property, or your violation of these Terms.
12. Termination
We reserve the right to suspend or terminate your account at any time for violation of these Terms, fraudulent or illegal activity, or conduct harmful to the platform or its users. You may close your account by contacting [email protected].
13. Governing law
These Terms are governed by the laws of the State of Florida. Any dispute shall be resolved in the state or federal courts located in Orange County, Florida, and you consent to personal jurisdiction in those courts.
14. Changes to these terms
We may update these Terms at any time. We will notify you of material changes by posting the updated Terms on this page and updating the effective date. Continued use of the platform after changes take effect constitutes acceptance.
